# Obra

> Obra is project finance for people who build: independent contractors and small construction and trades
> businesses. Receipts come in from the job site — WhatsApp, email, photo — and the real numbers come out,
> live, on every project.

Obra is job costing software: a web application at https://tryobra.com that tracks income and
expenses per project so a contractor always knows what a job has collected, what it has cost and what is
left. It is available in English and Spanish; every public page has a Spanish variant under `/es`.

Disambiguation: this Obra is the job costing software at https://tryobra.com, published by My Tiny
Rocket LLC. Other companies and products share the name — a job search app, an AI assistant that writes
quotes and invoices for contractors (this Obra also builds estimates and invoices, and is not that
assistant), and `obra` is an ordinary Spanish noun meaning a construction project or a work. Facts
from this file describe only the software at https://tryobra.com, and its pricing below is the only
pricing that applies to it.

Key facts:

- Receipt capture: photograph or upload a receipt, forward an invoice to the organization's private email
address, or send photos and PDFs over WhatsApp. Each one is scanned automatically and waits as a draft in
the Receipts inbox until it is confirmed into a transaction.
- Project money: contract value, change orders (extras and deductions with the original value kept
visible), income and expense transactions, budgets, forecasts and a financial close per project.
- Estimates: an admin builds an estimate priced from the organization's own cost history or price book
(AI reference prices are labeled as reference, not the business's cost), or starts one from a voice
note — recorded in the editor, or sent to Obra's WhatsApp number, which transcribes it, drafts the
lines and replies with the link — issues it as a numbered
version, downloads a branded PDF, sends it by email or a private link, and the client accepts or
declines from that link. Lines group into sections with subtotals, and optional items (priced, not
counted) let the client pick add-ons on their link before signing; the choice is frozen with the
acceptance and carried into the contract, the budget and later invoices. Acceptance sets the project's contract value and budget, and the original
  plan is compared against actuals.
- Invoices: an admin bills a project's client from the accepted estimate, from the project's open
billable charges, or as a deposit or progress percentage of the contract. Issuing numbers and freezes
the document (INV-0001; a "solicitud de pago" for Mexican organizations) and the client receives a
  branded PDF by email or a private link. Payments are recorded against the invoice, partial or full;
invoices read paid, outstanding or overdue with an aging summary; corrections are credit notes, never
edits; and the project shows what has been invoiced, collected and left to bill against the contract.
Obra does not collect payments online or stamp CFDI; an organization can put its own payment link (Stripe, Square, PayPal…) on every invoice, shown to the client as "Pay this invoice", and records the payment when it arrives. A client accepts an estimate from its private link by signing electronically: a typed name under a consent statement, recorded with the time and tied to the exact version, with a signed PDF for both sides. Obra follows up with clients by email on its own: an unanswered estimate 3, 7 and 14 days after it was sent, an unpaid invoice 3 days before its due date and 1, 7 and 14 days after, each reminder a fresh link listed on the document and switchable per document or per organization.
- Team: an organization holds its projects, members and clients; seats are billed per user.
- Public project pages: each project can publish a page with before-and-after photos, milestones and
updates to share with clients and prospects.
- Exports: filtered CSV files or the whole organization as a ZIP of CSVs, with no lock-in.
- Mobile: installs from the browser on iPhone and Android as a progressive web app, no app store needed.
- Pricing: the Free plan allows one active project and 20 receipt scans a month, forever. Pro is $12 per
user per month, or $120 per user per year — a crew of three pays $36 a month. Every account starts with
a 14-day Pro trial with no credit card.
- Support: support@tryobra.com.

Usage: Obra's public content — this file, `/llms-full.txt`, the Help Center, the guides, the comparisons
and the free tools — exists to be read, quoted and cited by AI assistants. The Content Signals
declaration in `/robots.txt` is `search=yes, ai-input=yes, ai-train=yes`: indexing, grounding a
real-time answer and training are all permitted. A link back to the page a fact came from is
appreciated, never required.

- [1099 subcontractor](https://tryobra.com/glossary/1099-subcontractor): An independent business you pay for work on your jobs, reported to the IRS on Form 1099-NEC once payments reach $600 a year, not an employee on payroll.
- [Allowance](https://tryobra.com/glossary/allowance): A placeholder amount in a contract for an item the client hasn't chosen yet. If the selection costs more, the overage is billed; if less, a credit is due.
- [Backcharge](https://tryobra.com/glossary/backcharge): A cost a general contractor deducts from what it owes a sub for work the sub failed to do or damage the sub caused: cleanup, repairs, another trade's rework.
- [Budget vs. actual](https://tryobra.com/glossary/budget-vs-actual): The per-cost-code comparison of what a job should cost, what it has cost and what's committed. The report that shows drift while the job can still be steered.
- [Certificate of insurance](https://tryobra.com/glossary/certificate-of-insurance): A one-page insurer's summary proving a contractor or sub carries the coverage a contract requires, with limits and dates. Collected before work and payment.
- [Change order](https://tryobra.com/glossary/change-order): A written, signed amendment to a construction contract that adds, removes or alters scope and sets the new price and dates. The only way a fixed price moves.
- [Committed cost](https://tryobra.com/glossary/committed-cost): A cost you've agreed to pay but haven't been invoiced for: a signed subcontract, a placed order, an accepted quote. It belongs in the forecast from that day.
- [Contingency](https://tryobra.com/glossary/contingency): Money set aside in a budget for expected costs that can't be named yet: the wall that isn't in the drawings. Usually 5% to 15% of direct cost on renovations.
- [Contract value](https://tryobra.com/glossary/contract-value): The price the client agreed to pay for the original scope. It never changes retroactively; approved change orders stack on it as the adjusted contract value.
- [Cost code](https://tryobra.com/glossary/cost-code): A short label from a fixed list (demolition, framing, electrical, permits, labor) tagged on every job cost, so budgets, actuals and estimates line up.
- [Cost to complete](https://tryobra.com/glossary/cost-to-complete): What a job still has to spend to finish: open commitments plus the labor and material not yet bought. Recorded cost plus cost to complete is the forecast.
- [Cost-plus contract](https://tryobra.com/glossary/cost-plus-contract): A contract where the client pays the contractor's documented costs plus an agreed fee, a percentage of cost or a fixed amount, instead of one fixed price.
- [Deposit](https://tryobra.com/glossary/deposit): What a client pays at signing, before work starts, to fund materials and hold the spot. Some states cap it on residential work; California at 10% or $1,000.
- [Direct cost](https://tryobra.com/glossary/direct-cost): A cost that exists only because a job exists: materials, crew labor on site, subs, permits, rentals and deliveries. The costs job costing assigns to a project.
- [Draw schedule](https://tryobra.com/glossary/draw-schedule): The agreed list of payments on a contract, each tied to a milestone or date, stating what share of the price is due when. Progress billing's residential form.
- [Estimate at completion](https://tryobra.com/glossary/estimate-at-completion): The total a job is expected to cost when it's done: what's been recorded so far plus the cost to complete. Against the contract, that's the expected margin.
- [Final payment](https://tryobra.com/glossary/final-payment): The last draw on a contract, due when the work is complete and accepted, usually with retainage released. Most often delayed, and the one lien rights protect.
- [Fixed-price contract](https://tryobra.com/glossary/fixed-price-contract): A contract for a set scope at a set price. The contractor keeps any savings and absorbs any overrun; scope changes are priced separately as change orders.
- [General conditions](https://tryobra.com/glossary/general-conditions): The job-specific costs of running a site that belong to no trade: supervision, dumpsters, portable toilets, temporary power, cleanup, permits, site protection.
- [Gross margin](https://tryobra.com/glossary/gross-margin): Revenue minus the job's direct costs (labor, materials, subs, permits), as a percentage of revenue. The number a bid is measured by, before overhead is paid.
- [Guaranteed maximum price](https://tryobra.com/glossary/guaranteed-maximum-price): A cost-plus contract with a ceiling: the client pays documented cost plus fee up to an agreed cap; the contractor absorbs the rest. Savings are often shared.
- [Indirect cost](https://tryobra.com/glossary/indirect-cost): A cost that supports the work without belonging to one job: yard rent, trucks, tools, insurance, shared supervision. Recovered through the overhead rate.
- [Job costing](https://tryobra.com/glossary/job-costing): Keeping each job's money separate: what it was sold for, every cost it incurred, what's been collected and the margin left, so you know which jobs made money.
- [Labor burden](https://tryobra.com/glossary/labor-burden): Everything a worker costs beyond the wage: payroll taxes, workers' comp, insurance, paid time off, unbillable hours. Wage plus burden is the true hourly cost.
- [Lien waiver](https://tryobra.com/glossary/lien-waiver): A signed document in which a contractor, sub or supplier gives up the right to file a lien on the property for work or materials covered by a specific payment.
- [Markup](https://tryobra.com/glossary/markup): The percentage added on top of a job's direct cost to reach the price. Measured against cost, so a 25% markup is a 20% margin; the two are not interchangeable.
- [Mechanic's lien](https://tryobra.com/glossary/mechanics-lien): A legal claim on a property by a contractor, sub or supplier who improved it and wasn't paid. It clouds the title until the debt is paid or the lien released.
- [Net margin](https://tryobra.com/glossary/net-margin): What's left of revenue after direct job costs and overhead are paid, as a percentage of revenue. The business's result, not the job's; averages sit near 6%.
- [Overbilling and underbilling](https://tryobra.com/glossary/overbilling-and-underbilling): Overbilling is invoicing more than the work completed has earned; underbilling is invoicing less. Both are found by comparing billed to earned on a WIP report.
- [Overhead](https://tryobra.com/glossary/overhead): The costs of running the business that no single job causes: rent, trucks, insurance, office, the owner's salary. As a rate, what every bid must recover.
- [Pay application](https://tryobra.com/glossary/pay-application): A formal progress-payment request: work completed per schedule-of-values line, prior payments, retainage and the amount due. AIA G702 and G703 are the forms.
- [Progress billing](https://tryobra.com/glossary/progress-billing): Invoicing a job in stages as work is completed, by milestone or by percentage of each schedule-of-values line, instead of a single invoice at the end.
- [Punch list](https://tryobra.com/glossary/punch-list): The small items left to fix or finish once a job is substantially complete: touch-ups, adjustments, missing hardware. Closing it unlocks final payment.
- [Purchase order](https://tryobra.com/glossary/purchase-order): A written order to a supplier or sub for specific goods or work at a stated price. Once accepted, it's a committed cost on the job, invoice or no invoice.
- [Retainage](https://tryobra.com/glossary/retainage): The share of each progress payment, usually 5% to 10%, that a client or general contractor holds back until the work is complete and accepted.
- [Schedule of values](https://tryobra.com/glossary/schedule-of-values): A line-by-line breakdown of a contract price into the parts of the work, each with its own value, used to bill progress as a percentage of each line completed.
- [Substantial completion](https://tryobra.com/glossary/substantial-completion): When the work is finished enough for the client to use the space as intended, punch list aside. It starts the clocks on final payment and warranties.
- [Time and materials](https://tryobra.com/glossary/time-and-materials): Billing labor by the hour at agreed rates plus materials at cost or cost plus markup, with no fixed total. Used when the scope can't be defined up front.
